The majority of apartment finders are inexperienced in the industry and don't deal with these problems.  It's difficult—much more difficult than placing someone who has no problems at all or someone with only credit problems.

Often, this situation leads to real rental issues because most apartments won't work with you due to your arrest.

You might say "I thought everyone was innocent until proven guilty" but apparently most apartments don't want to take the chance or find the policy to reject easier to implement.

You can run your Credit for FREE each year. Here's how

 




How can I run my Credit for Free? 


DO YOU THINK YOU MIGHT HAVE AN EVICTION OR BROKEN LEASE?  

IT’S EASY TO CHECK AND YOU CAN DO IT FOR FREE EACH YEAR!

My ability to help you find an apartment that will deal with your charges greatly depends on your rental history. Rental History and Income are the 2 biggest issues that cause people to be declined at apartments.

Since you think you have a broken lease and/or an eviction, I need for you to complete these 6 steps -

Go to: www.AnnualCreditReport.com - the site the govt requires the Credit Agencies to give you a report free once per year -

1. This normally takes 20 minutes to an hour 

2. The site will ask you about 6 questions to verify "you are you". Like "did you ever live at this address" or "was this ever your phone".

3. When presented with extra charge offers, like Credit Scores or ID Theft protection, JUST SAY NO

4. When asked what credit agency to check - check all 3 (you will then cycle through all 3). It is possible something is on one and not another.

5. Evictions are listed as civil JUDGMENTS and Broken Leases are listed as COLLECTIONS with either the name of the apt or management company in the reference.

6. Email me with dates, amounts, of your credit report so we can figure a way to get by the issues. Also tell me if you have rented since and how long you have rented.

This will be an exacting process and it is essential that we remain in contact. I have emails that I will periodically send to make sure I am doing all I can to help you.

But after one or two apartments turn them down, they contact me because Misdemeanors, Deferred Felonies (also called Deferred Adjudication or Adjudication Withheld) can be very difficult to overcome.

Some apartment complexes have a 2 year no misdemeanor rule, some have 3 years but no misdemeanors involving sex (like prostitution or lewd behavior), some have a 5 year policy and a few have a 7 year policy of no misdemeanor convictions.

If I were to estimate, 40% of my business is Misdemeanors, 20% Deferred Adjudication, 20% felonies, and 20% mix of people with misdemeanors and felonies. I try to help all and I’m able to help most that can income qualify (2.5 to 3 times the rent as income) .

Remember, apartment complexes receive many potential tenants each day and because of their staff, you should not expect the staff to know my name or yours. However, it is on my notes under the MEMO portion of the Email I will send. 

If you have a difficult case, I will ask you to call me so we can discuss strategies before you go in. I should point out I never suggest doing anything shady but how to state a blemish is very important.

For example, don’t use the “F word” – meaning FELONY if you have a Deferred Adjudication. Use the word Charge and tell them either the Judge Dismissed the charge or Discharged the case.  Felony to the apartments means conviction.  And most leasing agents just know the basics on how their firm will deal with it.  Most can’t handle tricky cases.

5 Steps so I get paid & you get your Rebate! 

Apartments require you to fill out 3 items of paperwork to get me paid:

  1. Guest Card - who referred you JOHN AT 24x7 APARTMENT FIND or JOHN AT 24x7 APT FIND.

  2. Apartment Application - who referred you JOHN AT 24x7 APARTMENT FIND or JOHN AT 24x7 APT FIND.

  3. On the Lease itself - who referred you JOHN AT 24x7 APARTMENT FIND or JOHN AT 24x7 APT FIND.

  4. Once you are given the MOVE-IN DATE and UNIT NUMBER, please email me. I will get their billing ready.  They won’t ever call me; some claim it is for privacy reasons but some tell me it is to cut down on paying locators! 

  5. It normally takes 30 to 90 days for me to get paid but I will send you a note when I get paid so you know when to expect your rebate. Why do I send part of my commissions to you – because I want you to make sure to list me so I will get paid. If you don’t list me, or list another locator, you are responsible for my commissions. Nobody wins if that happens!
