NOW ANNOUNCING: Help for smaller Texas cities

I've heard you loud and clear. You need help in Tyler, Bryan-College Station, El Paso, Del Rio, Lubbock, Midland, Corpus Christi, the Valley, and everywhere in our state. I believe I can help you save time and money through this fee service.

As of April 1, 2024 (no April Fools - this is for real) I am beginning a FEE Service for Texas. For $100 you will receive:

  1. I will perform a criminal background check ($25 value)
  2. I will send you instructions on how to run a FREE Credit Check
  3. A 30 minute to 60 minute phone Consultation (a $75 value) in which I can determine if an apartment is right for you or whether another type of housing would result in greater odds for acceptance.
  4. A list, of up to 5 apartments for you to Rank 1-5.
  5. I will call the apartments to verify their policies
  6. I will send you, via Email, the apartment lists and comments
  7. If you are accepted, if you put my name down so I'm paid a commission, I will send you a REBATE based on that commission (which could be equal to but not greater than $100).
* I cannot promise success but together we can determine the odds. Income and Credit as well as Criminal background will play a role in this. This is designed to help people who meet the criteria listed on my site: www.AptFindCriminal.com and the FINDER FORM.

Will apartments "see" my Deferred Felony after I successfully complete probation?

Yes, and most have rules that don't allow them.

"But, John the DA told me that it would disappear from my record". I can tell you, the charge will still appear in police records and on many public record databases.

The criminal check companies the apartments use tend to locate the arrest and where you plead guilty to start the deferred adjudication. The Texas Apartment Association (TAA) standard application asks you to detail arrests. If you aren't truthful, you will lose your application and administration fees. I always tell my clients to be truthful. I also advise my clients WHAT TO SAY and WHAT NOT TO SAY.

My service is FREE to you, the apartments pay my fees. To put me to work for you, go to www.AptFindCriminal.com and select the FINDER FORM.

Will I be accepted -- Probation was Successfully completed and the Charges Were Dismissed

My Deferred Adjudication was DISMISSED. Will I still have problems?

Yes you may.  The charge will still appear in police records and on many public record databases. Even if the charge was Dismissed, many apartments require an additional timeframe before you can be accepted or will NOT ACCEPT YOU FOREVER.

The criminal check companies the apartments use tend to locate the arrest and where you plead guilty to start the deferred adjudication. Apartments and Pending or Active Charges

In today's society, you can be accused of a crime by a spurned lover or former spouse or someone who for some reason wants to cause you trouble.

Often, this situation leads to real rental issues because most apartments won't work with you due to your arrest.

You might say "I thought everyone was innocent until proven guilty" but apparently most apartments don't want to take the chance or find the policy to reject easier to implement.

I know the nice apartments that will work with a pending charge. In most cases, these apartments require a "clean" record.

To contact me, go to my site www.AptFindCriminal.com and click on the FINDER FORM to put me to work for you

My service is FREE to you, the apartments pay my fees.

District Clerk's don't always provide an important document for leasing an apartment

If you accepted a Deferred Adjudication, aka Deferred Felony, and completed probation successfully; you must obtain the discharge or dismissal paperwork from the court.

Companies that do criminal checks often fail to pick up the status at the end of probation. In other words, you may have to prove it. This document proves you finished probation successfully, and if that is your only charge, Texas states you aren't a felon.

I know the paperwork and the steps to follow to be accepted. Contact me if you are having this issue at www.AptFindCriminal.com and complete the FINDER FORM.

My service is FREE to you, the apartments pay my fees. My clients have told me I saved them hundreds of dollars in lost application fees.

Why Time Could be the Key to your situation

Crime and Time and of course income determine how many apartments that will be available to you.

Misdemeanors over 2'years, 5 years, and 7:years are the most common timeframes. At each level, more become available.

Deferred Felonies once probation ends successfully are placeable.

Felony charges depend more on the charge:
  • DWI immediately
  • Financial crimes 2-5 years
  • Other and additional felonies 7 years
  • Violent charges at 10 years
  • Felony 1 charges, like Drug Manufacturing typically require 10 years AFTER PAROLE OR PROBATION (for a Federal charge).

Crimes you might not consider to be violent, like Arson, Felon with a Firearm, etc. are considered to be violent by apartments.

Some charges like Murder 1 or Felony Sex Offender I can't place.

To put me to work for you, go to AptFindCriminal.com and fill out the FINDER FORM. My service is FREE to you, the apartments pay my commission.

Someone signed for a lease in my name then left the apartment resulting in a broken lease!

This isn’t the first time I have heard of this and the person doing this is often a family member or friend (some friend, huh). Here’s a...
