This day, Good Friday, is a great day to share my personal beliefs and how it affects my approach to Apartment Finding    

It is my belief that anyone, with the help of Jesus, can turn their life around. I experienced that. Perhaps you have too.  But I have stated that I serve a God of second chances, maybe 3rd chances.  It has been pressed upon me by my clients that some people don’t recognize that people change.  I don’t want you, your children, your spouse, to ever have to live in a sub-standard property. 

I think most would agree.

I live my life now trying to help people. I still get angry when someone tries to take advantage of me by lying or cheating me out of a commission. But God is still working on me and I am still working on me too.

I just can promise no judgment and I will treat you with respect. I expect you to follow the process that has worked for 12+ years and get back to me when you move-in. I have to pay the bills too.

Clients ask me "Will you ever extend your service to other states like Louisana, Arkansas, Oklahoma or New Mexico?"

Why Not?

Texas lacks reciprocal real estate broker agreements with any other states. That meant that in order to obtain my license elsewhere, I would have to pay hundreds of dollars for classes and pass multiple exams.

Together with this, there are statutes pertaining to crimes, misdemeanors, and deferred charges—called deferred probation in some jurisdictions and adjudication withheld in others—that must be followed.

To sum up, I don't need extra complexity in my life—there are already plenty of people in Texas who are in need of my assistance.

5 Memories of Cases where I found a nice apartment when others couldn't

I have help hundreds of people with criminal issues including misdemeanors, deferred felonies and felony charges find nice apartments and townhomes.

I remember the situations and really don’t remember the names or dates.

Here are a few of the cases I will never forget:

·         1.  Man with POM felony from 25 years ago comes back to visit me.

o   He tells me that I found him the first apartment in those 25

Years to not be roach or rat infested

o   He suggests that there is a real need for this and I should consider this arena for my business

·       2. College guy with Possession of a Controlled Substance (PCS) and parents can't to help him       find an apartment

f                    o   He was busted with less than a gram of cocaine and was given a short sentence                         but the real punishment was not being able to find housing

o   He was thankful and his parents were over-joyed

·     3. Man putting his daughter in college apartment had to be on the lease as a co-signer but he     was denied

o   Had to tell his daughter he had a POT conviction when he was in college

o   I had to find him and her a place that would deal with his felony even though it was almost 20 years old

·     4. Minister had a deferred adjudication because…

o   He took 3 people grocery shopping on a Wednesday

o   One of them left a baggie in his car with trace amounts of cocaine

o   Church stood behind him and I was able to help him

o   Later the deferred felony was discharged

·     5. Man celebrates his 21st birthday then crashes into Sheriff wife’s car

o   Man picked the wrong car to crash into - the book was thrown at him!

o   Charge was Intoxication Assault; even after 7 years he had difficultly in finding an apartment

o   Found him a great place where he wanted to live and for the amount he wanted to pay

ASK "WHEN DID YOU START APARTMENT FINDING OR

LOCATING APARTMENTS?"


I'm referring to the person, not the business. Few apartment finders are successful while addressing criminal issues. I've been doing this since 2011. The majority of apartment finders are inexperienced in the industry and don't deal with these problems.  It's difficult—much more difficult than placing someone who has no problems at all or someone with only credit problems.

Find out—for example: you want the best physician available to operate on you, not an intern. You want to use the top apartment finder for Criminal Issues.

ASK "WHAT ARE THE STEPS IN THE SEARCH AND HOW DOES IT SAFEGUARD ME?" 

Not only monetarily but do they try to make the process as hassle-free as getting a new apartment can be? Does the person do a good job? Do they have testimonials?

Do you think the process makes sense? Does it offer any "protection" of sorts to increase your chances of getting accepted? What actions are necessary on your part to reduce the possibility of losing application fees?

Does the locator provide you with Coaching - advice on appropriate and inappropriate words to say? What to put on the application and how to explain your charge?

If you aren’t approved, I don’t get a commission from the apartments. That's why I insist on working with trust, professionalism, and truthfulness with the apartments and with my clients.


FINALLY

You need to ask the 4 questions, if not, get ready for one of these 3 outcomes:

  1. Get rejected at the apartment building, 
  2. Get accepted and get ready to live in a dump 
  3. Wonder if you are renting the best place possible for you and your family

ASK "HAVE YOU HANDLED A CASE LIKE MINE?"

Be precise. Give them the precise charge, such as felony or misdemeanor DWI. Examine them closely to determine whether their goal is to get you into the best place or merely to get you into any place that pays a commission.

Press them, "Have you successfully placed anybody under this charge?" 

If not, find someone else.

There are 4 Big questions people with Criminal Issues need to ask before choosing an Apartment Finder: 1 of 4

ASK "DO YOU RUN A CRIMINAL BACKGOUND REPORT?"

People don't recall unpleasant information, such as the formal charges and the final charge, in my experience. This has a significant impact. Although the final charge against you was not aggravated, you may have believed that you were arrested for an aggravated crime. Aggravated robbery is not the same as robbery and the aggravated charges require a vastly different number of partments that would eventually accept the issue..

Misdemeanor charges are the same.  In particular with Deferred Felonies—also known as Deferred Adjudications or Adjudications Withheld—which are intricate and, despite the prosecutor's assertions, may have an impact on you when it comes to renting a property. 

You must conduct a criminal background report if your locator doesn't already. You can accomplish it, but it will cost you about $25. 

If they don't, it  isn’t the $25, it is indication that the apartment finder doesn't view helping people with Criminal Issues as a significant aspect of their business.
